An Electrical Installation Condition Report is a formal inspection and test of a property's fixed wiring — the circuits, consumer unit, sockets, switches and earthing. It records the condition of the installation, grades anything found using standard codes, and gives an overall satisfactory or unsatisfactory result.
For privately rented homes in England, an EICR is legally required at least every five years — or sooner if the previous report says so. For owner-occupied homes we recommend one every ten years, when you move into a property, or before major renovation work. Many insurers and mortgage lenders ask for one too.
C1 means danger is present and immediate action is required. C2 means a fault is potentially dangerous and needs fixing promptly. C3 means an improvement is recommended but not required. FI means further investigation is needed. Any C1, C2 or FI results in an unsatisfactory report — C3s alone do not.
In England, landlords must have the fixed electrical installation inspected and tested at least every five years by a qualified person, give a copy of the report to tenants within 28 days, supply it to new tenants before they move in, and complete any required remedial work within 28 days — or sooner if the report demands it. We handle the inspection, the remedials and the paperwork.
